What are the allowable hours for construction noise in a residential area?
Per Larimer County ordinance, residential construction is permitted daily as long as noise ordinance limits are observed, which are 7 a.m. to 7 p.m., seven days a week.
What is the current status of oil and gas drilling at Kinston?
Bison Oil & Gas operates the CE OGDP oil pad located on the border between Loveland and Johnstown. For the most current information, see the CE PAD Project. It provides the current status of the site, as well as details on light, noise and air quality.
What do assessments cover?
Watch for details in our annual assessments package, which is mailed in the first quarter of each year.
What does the association do when residents repeatedly violate community rules?
Upon determination that a continuous violation has occurred, the association's management company shall take the following steps:
- Send a warning letter (within 7 days, once the first 30-day cure period has elapsed)
- Send a fine letter and opportunity to be heard (within 30 days of the warning letter)
- send every other day fine letter and hearing to be heard (30 days to cure violation or schedule a hearing)
- If the violation remains unresolved, the process eventually escalates to a hearing and fine. This fine will include the cost of sending every other day letters ($100/letter, max $500 in fines).
What's the timing for the new playground?
The second amenity area includes a playground. As McWhinney works to finalize the layout, they are exploring whether this portion can be completed first.
Who's responsible for trash clean up in construction areas — specifically to the west of the David Weekley construction area?
Construction trash is a real concern for McWhinney. They take regular walks through the David Weekly construction area and have escalated talks with DWH to get them in line.
When will the graffiti at culvert by Friends Creek Parkway be removed?
Pinnacle (the district's management company) and McWhinney's property management team have been informed. They are trying to schedule a contractor ASAP to remove the graffiti.
What's the timing for adding a fence along UP Railroad?
It's expected to start within next several months. It will begin along Centerra Parkway and then move along the railroad.
What can be done about vehicles crossing over the center of the street?
There isn’t anything McWhinney can do about this. They can’t stripe around a corner where cars from another road are allowed to pull out.
What can be done to address the common-area landscaping issues near a resident's home?
McWhinney met with these homeowners and put a solution in motion.
