In June, residents were invited to a Neighborhood Cafe for a brief developer update and an in-depth look at each entity at Kinston and how we all collaborate to create and maintain this vibrant community.

Developer Update

As of June 25:

  • They have sold 37 additional lots to David Weekley
  • 113 lots have been sold to Lennar. They expect home construction to start in 2025.
  • Total lots sold to date: 711
  • How many more must be sold to trigger the start of pool construction: 789

Community Walk-Through
On June 26, McWhinney walked the community with the foreman from Bath, the landscape vendor for common-area landscaping that is still under warranty.

Landscape installation
Expected to start the week of July 8, along Kinston Parkway, between Ruddy Duck Place and Silverheels Dr.

Areas that need extra love & attention

  • New David Weekley area
  • Irrigation issues by Kinston sign have been addressed. May need replacement if doesn’t improve.
  • High Plains Environmental Center was hired as the main point of contact for landscape maintenance contractors covering common areas owned by the district.

Ugly Duckling Phase
Establishing native grasslands is a very slow, unpredictable, and inconsistent process. The goal is to manage the weeds while the native grasses develop, without harming the grasses. It requires strategic care for 3 - 5 years. But, if we are patient through the “ugly duckling” establishment period, we will be rewarded with beautiful, waving grasses that require much less maintenance than typical landscaping.

Preliminary designs are in the works for a more traditional playground near the Hub. Currently, it is going through the approval processes for Kinston’s Design Review Committee and the City of Loveland.

"No outlet" sign
One has been installed by White Pelican Ave., which  has reduced the amount of unnecessary traffic on that street.

 

"No Parking" signs

Kinston Community Life conducted a parking survey of the Lennar cluster homes to learn resident opinions on the "No Parking" signs along their street. The results were mixed and recommendations to the city are being considered. 

Detention Pond

A solution has been identified for the small temporary detention pond, which is on the south side of the Kinston development.

Pest Control

The City of Loveland has been reminded that Kinston is on their route for pest control.
